Real Estate Investor Toolkit is a Bedrocka Tools property, operated by Bedrocka Tools LLC — a wholly-owned subsidiary of Bedrocka Ventures LLC, an AI-native holding company based in Chicago. Every calculator is source-cited, reviewed quarterly, and corrected immediately when the underlying regulation or market data changes.

The human behind it
Byron Malone is the founder and editor. He has spent fifteen years working alongside companies, operators, founders, and consulting partners — helping them translate business priorities into operational reality through technology adoption, AI automation, and the practical operating practices that hold up at scale.
Real estate is not an abstraction in that work. Byron has structured entity-level real-estate holdings across multiple cycles, evaluated residential and small-multifamily acquisition deals from the inside, and built the analytical frameworks that turn a pro-forma into something you can actually defend in a conversation with a lender or a partner. The deal math on this site — cap rate, cash-on-cash, BRRRR, DSCR, fix-and-flip IRR, IRC §168 depreciation schedules — comes directly from that work.
The pattern that drove the creation of Bedrocka Tools is the same one that shows up in real-estate media specifically: calculators that hide their assumptions, analyses that exist to funnel you toward a product, and operator-grade math locked behind paywalls or jargon. How we make money (and how we don't)
We make money two ways. Display ads, labeled “Advertisement” on every page, served through programmatic ad networks. Editorial affiliate partnerships, labeled “Editorial pick · Affiliate partner”, where we may earn a commission if you sign up with a partner we recommend — at no cost to you.
We never let revenue influence calculator logic or recommendations. The math is the math regardless of whether a sponsor wants it to look different. Why open source
Every calculator on this site is published as TypeScript on GitHub under MIT license. Every formula traces to a primary source — Fannie Mae Selling Guide, IRS code sections, NCREIF Property Index data, Damodaran NYU Stern datasets, HUD multifamily underwriting guidelines, or FHFA published limits. Every page has a real human reviewer with public accountability.
